A physician assistant (PA) is a medical professional who handles a variety of key responsibilities. According to the American Academy of Physician Assistants, these include:

Paying Physician Assistant Program Costs

After making the decision to become a physician assistant, it then becomes time to figure out how to pay for the PA program.

By the time someone reaches this point in their education, they are probably already aware of the Free Application for Federal Student Aid (FAFSA®) process that allows them to be considered for federal student aid. Often (but not always), by the time that someone is ready to fill out the FAFSA for PA school, they will be considered an independent student, someone who no longer needs to include parental financial information in the application.

Federal Student Aid

The results of the FAFSA application will determine eligibility for federal aid including:

•   Federal student loans
•   Federal grants
•   Federal work-study options

Federal loans can be a popular way to pay physician assistant program costs for several reasons, including the fact that payments:

•   Can be deferred until after graduation
•   Can sometimes qualify a student for tax deductions
•   May come with the potential for loan forgiveness

The types of federal loans available for graduate students are slightly different from those available to undergraduate students. The borrowing ceiling is higher but interest rates typically are as well. PA students may qualify for a Direct PLUS Loan if enrolled at least half time without any adverse credit history.

More About Grants and Fellowships

Scholarships are available through the federal government, as well as through states, non-profit agencies, organizations, companies, and more. In general, these are merit based and don’t require repayment. (By contrast, grants are typically need-based.)

There are numerous grants and scholarships that are specifically designed to help with PA program costs. As just one example, the Physician Assistant Foundation has provided more than $2.3 million in scholarships to more than 1,400 future PAs. Requirements include:

•   Being in good standing, academically

Grants to cover PA program costs can get more niche, such as Association of Physician Assistants in Oncology’s APAO Student Scholarship . Requirements include:

•   Being an APAO member or applicant who is in the last year of an ARC-PA-accredited program
•   Being in the clinical phase, having already completed or nearly completed basic science courses
•   Not receiving a PA Foundation or other specialty organization scholarship
•   Having a strong interest in the oncology field; clinical rotation in an oncology speciality is strong encouraged
•   Having a minimum GPA of 3.0

As another example, Physician Assistants Orthopaedic Surgery, Inc. offers the annual Susan Lindahl Memorial Scholarship , providing four $5,000 scholarships each year.

Members of the National Guard may qualify for the Medical Professional Officer Accession Bonus (OAB). To find state scholarships and grants, contact the appropriate state’s Department of Education . If a parent died in Iraq or Afghanistan while in military service, a federal grant may be available.

There are also state-specific PA scholarships, such as those offered by the California Academy of Physician Assistants (CAPA). Student members of CAPA can be eligible for one of five different $2,000 scholarships.

It may help to look for opportunities from where the student’s bachelor’s degree was obtained. For example, if you are a member of a fraternity or sorority, there may be scholarships available to cover PA program costs.

In addition, student athletes who attended an NCAA institution could qualify for the NCAA Postgraduate Scholarship , with up to 126 of them awarded each year. Student-athletes must excel both academically and athletically and be in at least the last year of intercollegiate-level competition. Non-renewable scholarships of $10,000 are provided three times annually (corresponding with sports seasons of fall, winter, and spring) with 21 available for women and 21 for men during each sports season.

Fellowships

Graduate fellowships usually require that a student study, work, or research in the PA field, which means that they can gain useful experience while also earning money for the physician assistant program costs.

To find opportunities, talk to your university’s financial aid department or reach out to non-profit agencies connected to the PA field. The application process can be rigorous but can also be quite worthwhile.

When determining what PA school will cost, you’ll want to factor in any federal funding options (loans, grants, and scholarships), university help, and other grants, scholarships, and fellowships you may be eligible for. You’ll next need to consider what, if any, gaps in funding are left.

While some debt settlement companies might be successful in lowering the amount of debt, these programs can be risky because of how they are structured.

Paying off less debt might sound like an easy win, but debt settlement can come with some big financial risks, possibly affecting the debtor’s credit score and ability to access credit in the future, and costing more along the way.

What Is Debt Settlement and How Does It Work?

Debt settlement is an agreement with a creditor to pay less than the total amount owed. It’s sometimes referred to as “debt relief” or “debt adjustment.”

Typically, a debt settlement program focuses on unsecured debts, which aren’t tied to a physical asset like a house or car. Examples of this include credit cards, store cards, personal loans, and medical bills. Other types of debt, such as mortgages, car loans, student loans, and tax debt, usually don’t qualify for these programs.

You can negotiate a debt settlement on your own. If you decide to go this route, start by contacting each creditor and confirming whether you owe the debt. If you do, determine a realistic payment plan, and propose it to the creditor. During the negotiating process, you’ll continue to make regular payments on what you owe.

However, the debt settlement process can be confusing and could take years to complete. You might decide to enlist the help of a trusted third party, like a debt settlement company, to negotiate on your behalf.

During the negotiation process, you may be required to enter a debt settlement program. These programs typically encourage debtors to stop paying creditors and instead make monthly payments into a savings account. Once a settlement is reached, the company may take its fees out of that account first and use the balance to pay off the debt.

It’s important to note that if you choose to stop paying creditors, your credit score may be negatively impacted and you could face late fees and penalties.

What Do Debt Relief Companies Do?

The goal of debt settlement companies, also known as debt relief companies, is to work with people to get a better payment plan to help reduce debt. They typically charge fees for these services, usually between 15% to 25% of the total enrolled debt. However, you should only be charged once your debts have been settled or resolved.

Debt relief companies often require an initial consultation so they can determine whether you qualify for their debt relief program and which option might fit your situation. You also might be asked to provide basic information regarding your current creditors, debt balances, monthly income, and expenses.

Once you enroll in a debt relief program, you’ll probably be required to make monthly payments into a bank account that you’ll control. Typically, the debt settlement company will negotiate with a creditor once the account contains enough money for them to make a lump-sum offer.

In the meantime, the company may also advise you to stop paying your creditors. Note that doing so may cause your account(s) to flow further into delinquency or even charge-off, which can cause significant harm to your credit health and your ability to access credit in the near and long term.

Why Is Debt Settlement Risky?

Though debt settlement can be a viable alternative to bankruptcy, it has drawbacks. Here are risks to keep in mind:

Debt Settlement Can Be Expensive

By law, a debt relief company can’t charge you any fees until after they settle or reduce at least one of your debts. And you won’t have to pay if a creditor flat-out refuses your settlement. But once a debt is lowered or settled, you’ll likely incur charges that, when added up, could end up being more than what you originally owed.

What’s more, you may have to pay taxes on any debt that’s been forgiven, as the IRS considers that as income. Consider talking to a tax professional about any tax repercussions you may face if you settle your debt.

Debt Settlement Can Damage Your Credit

If you stop paying your creditors, you may be hit with late fees, penalty payments, higher interest charges, and other fees that can increase your overall debt. Late or missed payments can also be reported to the credit bureaus, and your credit score will likely be seriously damaged.

Something else to keep in mind: Though not as serious as bankruptcy, settled accounts are generally seen as negative events in credit history and can stay on credit reports for up to seven years.

There’s No Guarantee Debt Settlement Will Work

Creditors are under no obligation to accept a settlement proposal, and not all creditors will negotiate with a debt relief company. If your settlement is rejected, you may want to consider creating a debt management plan and start making payments.

How Does Debt Settlement Affect Your Credit Scores?

When you’re trying to settle a debt, your credit scores can take a hit. Late or missed payments, being sent to a collection agency, and even a settled account can all have a negative impact on your credit scores for years afterward.

What’s more, if you try to settle a debt and fail — and you have no other options — you may end up considering bankruptcy as a solution. Depending on the type of bankruptcy settlement you choose to file, it could stay on your credit report for seven to 10 years. It may also make it difficult to get credit, buy a home, or in some cases, get hired for a job.

How Is Debt Relief Different From Debt Consolidation?

Though these two debt payoff strategies sound similar, debt relief and debt consolidation work differently.

With debt consolidation, you take out a loan or line of credit and use it to pay off other debts. Once you consolidate those existing loans into a single loan, you have just one predictable, monthly payment and one (hopefully better) interest rate. Consolidation can help make budgeting and bill paying easier, and if you’re able to secure a lower interest rate, you may even save money by reducing how much interest you pay over time.

Debt settlement, on the other hand, involves negotiating the terms of your debt with your creditor so you end up paying less than what you owe, usually in one lump sum.

What Are the Pros and Cons of Working With a Debt Settlement Company?

Before jumping into debt settlement, there are some pros and cons a debtor might want to consider first. On the plus side, that anxiety about answering phone calls for fear a collection agency is on the line could go away.

In addition, all those debts could be consolidated into a single bill, so the debtor wouldn’t have to pay numerous bills a month on debt. And, of course, debt settlement could reduce debt long term and help avoid bankruptcy.

However, there are some potential negative financial implications:

•   Debt settlement companies typically encourage those who enroll in their services to stop sending payments to creditors during the negotiation period. This can seriously affect credit scores, incur late fees, and build up interest, actually digging a deeper hole. Creditors can also sue for repayment even when a debtor is working with a debt settlement company, and can take money directly from someone’s wages or force repayment in other ways.

•   Creditors are not under any obligation to work with debt settlement companies. Even saving the monthly amount the programs require is no guarantee the two parties will be able to settle some of the debts.

•   Debt settlement companies could still charge fees even if the entire debt wasn’t settled. While debt settlement agencies cannot charge fees until a settlement is reached, and at least one payment is made as part of the agreement, each time they successfully settle a debt with one creditor, the company can charge another portion of its full fee.

Beware of Debt Settlement Scams

Before deciding to enroll in a debt settlement program, it’s important to check the company with the local state attorney general and local consumer protection agency . These agencies can help determine if there are any customer complaints on file about the debt settlement company.

Also, a quick internet search of the company name and “complaints” could reveal any current lawsuits or deceptive and unfair practices. One easy method to find the top debt settlement companies is to look for those with good grades from the Better Business Bureau.

Some common red flags when researching any company promising to settle debt:

•   Charging any fees before settling any debt. This is prohibited by the FTC’s Telemarketing Sales Rule.

•   Promising to settle all debt for a specific percentage. Debt settlement companies cannot guarantee the amount of money or percentage of debt that could be saved by using their services. They also can’t guarantee how long the process will take.

•   Claiming there is a “new government program” that they are assisting with

•   Guaranteeing to eliminate debt entirely

•   Explicitly giving instructions to stop communications with creditors, and not explaining the serious financial consequences of doing so

•   Saying they can stop all debt collection calls or lawsuits

•   Starting enrollment without any review of an individual’s financial situation

The FTC advises people to avoid any sort of organization, whether they are offering credit counseling, debt settlement, or any other financial service, that fails to explain the risks associated with their programs, makes grandiose promises, and asks for any money upfront.

Debt Settlement Alternatives

Credit counseling

In contrast to some debt settlement companies that are profit-driven, reputable credit counseling organizations might be available to offer help with managing money and debts, developing a budget, and providing free educational tools and workshops.

Counselors should be certified and trained and help develop an individual plan for solving money problems. One place to start could be this list of nonprofit agencies certified by the Justice Department, which offer counseling and debt management plans.

Credit counselors might suggest a debt management plan, where one monthly payment is made to the credit counseling organization, and then they make all of the individual monthly payments to creditors. Counselors do not typically negotiate any reduction in debts owed, but could help lower monthly payments by working to increase the loan terms or lower interest rates.

Talking to Creditors

A debtor could take the DIY approach and talk to the creditor personally, even if negotiations for a lower rate or debt reduction have not worked in the past. Instead of paying a company to talk to a credit card company or other debt creditor on their behalf, remember that anyone can do it themselves for free.

The conversation could be approached with the goal of figuring out a modified payment plan to reduce payments to a manageable level.

Creditors and their collection agencies are typically willing to negotiate, even if they have already written off a debt as a loss.

1. Estimate Your Budget

Before any mortgage application, your first step should be figuring out how much house you can afford. Being realistic about your budget — factoring in income, debts, monthly spending, down payment savings, and more — can keep you from shopping outside your budget.

Certain budgeting guidelines can help you determine what kind of monthly mortgage payment you can afford. You’ll also want to figure in homeowners insurance, property taxes, and (possibly) private mortgage insurance, or PMI. Some popular methods for calculating your mortgage budget include:

•   The 28% rule: No more than 28% of your gross monthly income should go to a mortgage payment.

•   The 35% / 45% guideline: Your total monthly debt should be no more than 35% of your pre-tax income or 45% of your post-tax income.

In general, the better your credit score, the better the mortgage rate you’ll be approved for. If your score is above 740, you’ll qualify for the best rates. But in general, you’ll need a minimum 620 credit score to buy a house.

A preapproval letter, usually good for up to 90 days, can improve your odds of winning over a seller in a bidding war. In competitive markets, having a preapproval letter may even be a requirement.

Getting preapproved requires some work on your part. You’ll need to furnish the lender with proof that you can afford the mortgage, which typically includes the following documents:

•   Bank statements

•   Paystubs

•   Tax returns

•   W-2s

•   Retirement account statements

•   Gift letter (if you received help from a family member to fund your down payment)

•   Identification

Mortgage lenders prefer borrowers who have stable, predictable incomes. A steady employment history signals to the lender that you have regular income coming in to make the monthly payments of a mortgage. That’s why it’s easier to get approval as a W-2 employee than as a self-employed worker.

In general, lenders like to see two years of employment on a loan application. Self-employed individuals will submit two years of tax returns.

4.Find a Property and Make an Offer

Your real estate agent will guide you through the process of finding a property and making an offer on a house. The offer is typically written by the buyer’s agent on a standardized form.

Only make offers on properties that fall within the amount you’ve been preapproved for. Otherwise, the lender will need to re-process your full application again. If you don’t qualify for the new, larger amount, you may not be able to secure any loan on the property.

Your offer will typically include earnest money — a good-faith deposit you’re making on the house. It’s usually 1% to 3% of the offer price, and it’s meant to make your offer more attractive to the buyer.

If your offer is accepted, you’ll send the signed paperwork to your lender.

5. Submit a Mortgage Application

Lenders are required to do a second credit check before final mortgage loan approval and will likely ask for further documentation. If you’ve opened a new account, changed jobs, or made a major purchase since preapproval, those actions will have to be vetted.

Responding quickly to your lender’s requests for documentation can help keep your application on track. Your lender likely has most of the required forms from your preapproval application, but in general, you’ll need:

•   Documentation of income: W-2s or 1099s, profit-and-loss statements if self-employed, paystubs, Social Security and retirement account info, information on alimony and child support, etc.

•   Documentation of assets: Bank accounts, real estate, investment accounts, gifted funds, etc.

•   Documentation of debts: Any current mortgage if you own a home, car loans, credit cards, student loans, etc.

•   Information on property: Street address, sale price, property size, property taxes, etc.

•   Employment documentation: Current employer information, salary information, position/title, length of time at employer, etc.

6. Be Patient and Avoid New Debt

The average time between submitting a mortgage application and closing is 50 days. During this period, it’s wise to observe a self-imposed “credit freeze.” That is, don’t run up your credit cards beyond what you usually spend each month. Put off major purchases. Don’t apply for new credit cards, auto loans, or take on any other new debt. And, of course, make sure to pay all your bills on time.

If there’s any significant change in your credit history, your closing may be delayed or even derailed. Should something major come up (like an expensive medical emergency), call your lender to let them know.

It can be tough feeling like your life is on hold while you’re waiting for your mortgage application to be processed. Try to be patient and just let the process play out. 7. Get a Home Inspection

Home inspections may not be required — but they’re a crucial part of the mortgage loan process. Hire an inspector (your real estate agent may have recommendations, but you can shop around) to thoroughly check the property inside and out for undisclosed problems. If the inspector uncovers expensive issues, you may negotiate for a price reduction or back out of the deal without penalty.

You won’t recoup the money you paid for the inspection — a home inspection costs between $300 and $500 — but if it keeps you from investing in a money pit, it’s money well spent.

8. Go Through the Mortgage Underwriting Process

A major part of mortgage loan processing is the underwriting process. But what is underwriting? The underwriting process begins after you complete your mortgage application and ends after all the documentation has been completed and includes the appraisal. During this process, the underwriter examines the borrower’s financials, as well as the appraisal, title search, and proof of homeowners insurance.

An appraisal is an independent property evaluation of a home’s value. It will describe the home and what makes it valuable. Factors that affect the appraisal value include the location, condition, amenities and features, and market conditions in the area.

A lender requires a home appraisal to ensure that it isn’t lending more than the property is worth. If the appraisal comes in too low, the lender won’t lend extra money to cover the gap. Buyers will need to cover the difference with their own money or renegotiate the price with the seller to match the appraisal.

Once the appraisal is complete and all documentation has been reviewed and verified, the underwriter will recommend approval, denial, or pending. A pending decision is given when information is incomplete. You may still be able to get the loan by providing the documentation asked for.

After underwriting approval with a “clear to close,” you’re set to close on your loan.

9. Close on Your New Home

Closing day is when all parties sign the final documents, and ownership is legally transferred from the sellers.

In the days prior to your close, the lender should provide a final list of closing costs. Closing costs are typically 3% to 6% of the mortgage principal and consist of:

•   Lender fees

•   Appraisal and survey fees

•   Title service

•   Recording fees

•   Home warranty costs

•   First year’s premium of PMI

You can pay closing costs by wire transfer a day or two before, or by cashier’s check or certified check the day of closing.

Before arriving at closing, however, you’ll want to do a final walk-through of the property. During this walk-through, confirm that the sellers have made all the repairs agreed to — and that the buyers haven’t removed anything, like appliances, that were meant to be left, per the purchase agreement.

In the past, buyers and sellers, their agents, and lawyers would gather in the same room to sign the paperwork at closing. In recent years, remote online closings have become more common.
