Married couples filing jointly and single filers can deduct the interest on mortgages up to $750,000. Married taxpayers filing separately can deduct up to $375,000 each.

However, you cannot deduct mortgage interest in addition to taking the standard deduction. To take the mortgage interest deduction, you’ll need to itemize. Itemizing only makes sense if your itemized deductions total more than the standard deduction. For the 2023 tax year, the standard deduction is $13,850 for single filers and $27,700 for those married, filing jointly.

•   A house with a settling or sinking foundation may have flooring that is warped or sloping, doors and windows that don’t open and close properly, or even exterior cracks, or other apparent issues. The cost generally depends on the type of repair. Raising a house using piers can cost between $1,000 and $3,000, while jacking might be between $600 and $1,600.

Water Damage

There are two types of loans that are based on a home’s equity: home equity loans and home equity lines of credit (HELOCs).

•   A home equity loan is a fixed-rate, lump-sum loan. It has a set repayment term, and the borrower makes regular, fixed payments consisting of principal and interest.

•   A HELOC also uses the equity a homeowner has built up, but the borrower does not receive a lump sum. Instead, they access the loan funds as needed until the loan term ends. Funds can be borrowed, repaid, and borrowed again, up to the limits of the loan.

HELOCs are variable-rate loans and consist of two periods: a draw period and a repayment period. The draw period is the time during which money can be borrowed, and might be 10 years. The repayment period is the time during which the loan is repaid and might last for 20 years. The combination of the two would make this example a 30-year HELOC.

•   As for disadvantages, credit cards are more likely to have high-interest rates, which can add a significant amount to the account balance if not paid off quickly.

There are several book now, pay later payment options on the market including Afterpay, Affirm, Klarna, and Uplift. When booking a vacation using a payment plan option, you’re actually paying the financing company rather than the travel company itself.

Hotels.com: Hotels.com is offering payment plan options with Zip. Customers can split their payments into four installments over six weeks.

VRBO: VRBO is also getting in on the book now, pay later vacation option with Affirm. Customers can pay the total cost of the trip in three, six, or 12 monthly installments. Fixed payments come with interest rates ranging from 10% to 30% APR based on your credit profile.

Airlines: Airlines are also offering a book now, pay later option for those looking to fly to their destination. American Airlines, Delta, United, Southwest, Alaska Airlines, Air Canada, and Allegiant are some of the 16 airlines offering this option.

Cruise lines: Cruise lines are also getting into the act. Carnival, Norwegian, and Royal Caribbean are all offering vacation payment plan options to cruise lovers looking to stretch their vacation budgets out over months.

The Pros and Cons of Book Now, Pay Later Vacations

There are benefits to the book now, pay later vacations. Most obviously, you can book a vacation now and pay for it later. That could allow you to lock in your plans — and maybe even take advantage of a good deal or favorable rate — instead of having to wait until you’ve saved enough cash.

But there are potential drawbacks, too.

For starters, travelers may run the risk of overextending themselves financially if they book a vacation but can’t make the payments on it. According to a 2023 report by the Consumer Financial Protection Bureau, book now, pay later travelers are more likely to be highly indebted or have a balance or delinquencies on their credit cards compared to non-book now, pay later travelers.

There’s also the potential impact on your credit score. Though not all companies run a credit check when you choose the book now, pay later option, some do. And this could affect your credit score. Likewise, the service may report late payments to the national credit bureaus, which could also negatively impact your score. When a margin account balance drops below the brokerage’s specified limits, the brokerage can extend a margin call to request a futures variation margin payment. If a trader does not have the funds to meet the margin call, the brokerage may sell securities in their account to make up the difference.

What Is Variation Margin?

Variation margin is a collateral payment made by one party to a counterparty to cover any change in value of underlying assets used in futures contracts.

Traders may make these payments on a day-to-day or intraday basis as directed by the clearing house. Variation margin serves as a risk management tool for the clearing house. By collecting these payments, the clearing house can sustain its targeted risk level while allowing traders to have margin debt in their accounts.

So, for example, an investor who wants to purchase futures contracts may invest 50% of their own money and borrow the remaining 50% from their brokerage.

In exchange, the brokerage requires investors to maintain an initial margin, maintenance margin, and variation margin amount in liquid funds. Each one represents a different balance threshold. Margin accounts require investors to meet the minimum requirements.

How Do Variation Margins Work?

Variation margin works by filling gaps in margin account balance levels. When trading futures, variation margin allows clearing houses to continue facilitating trades while managing risk. Understanding stock volatility can help with understanding how variation margin works.

Equity prices fluctuate as volatility ebbs and flows in the markets. Changing prices can directly affect investor profits or losses, and trading equity derivatives on margin can amplify those profits and losses.

Variation margins work by accounting for changes in the prices of financial securities being traded. Traders make these payments, typically in cash, from the party who lost value to the party that’s gained value in a margin transaction. The amount due depends on the type of security being traded, expected price movements for that security and overall market conditions. That’s why it’s called variation margin, as the amount may vary from transaction to transaction.

Variation Margin Example

Here’s a simple example of how variation margin works. Assume an investor purchases 100 shares of stock for $30 each. The initial margin for the purchase is set at 50%. This would mean the broker would need to have $1,500 in their account at all times in order to make trades (50% of 100 x $30). Meanwhile, the maintenance margin is $1,000.

If the stock’s share price were to fall to $20, then the brokerages would deduct $1,000 in losses from the initial margin balance. Now the initial margin balance is $500. The new initial margin amount required becomes $1,000 (50% of 100 shares x $20 per share). So the investor would have to add $500 to their account as a variation margin payment to meet the new initial margin requirement.

Variation Margin Calculation

Calculating variation margin depends on the type of security being traded and its price movements. So it’s something that must be done on a transaction-by-transaction basis, since every security is different.

But there is a simple variation margin formula that can be used for calculations:

VM = Initial margin – Margin balance

So to calculate variation margin, an investor needs to know three things:

•   Initial margin requirement

•   Maintenance margin requirement

•   Current price of the underlying security

Finding variation margin means doing some math to determine how much the new initial margin requirement works out to when the price of the underlying security drops. But as the previous variation example illustrates, it’s not overly complicated.

Initial Margin vs Variation Margin

Initial margin and variation margin are often mentioned together when discussing margin trading but they’re not the same thing. Initial margin refers to the amount of money an investor can borrow inside a margin account.

Regulation T of the Federal Reserve Board allows investors to borrow up to 50% of the purchase price of securities being traded on margin. Though some brokerages may require a larger deposit to satisfy initial margin requirements.

Variation Margin and Maintenance Margin

Maintenance margin is another term often used in discussions of margin trading and it’s often used synonymously with variation margin. The maintenance margin represents the minimum amount of equity a trader must maintain in a margin account at all times. Equity is the difference between the value of securities held in the account and any amounts owed to the brokerage.

Under Financial Industry Regulatory Authority (FINRA) rules, maintenance margin must be at least 25% of the total market value of margin securities being held. Brokerage firms set the bar higher, however, requiring investors to meet a 30% or 40% margin maintenance requirement.

The maintenance margin is not the same thing as minimum margin. Minimum margin is the minimum amount required to open a margin account. FINRA requires this amount to be $2,000 or 100% of the purchase price of margin securities, whichever is less.

A 529 plan is an investment account that offers investment opportunities and tax advantages when used to pay for qualified education expenses. You may take withdrawals from a 529 plan to pay for qualified educational expenses for tuition, room, board, fees, books, equipment for classes, and other supplies at an accredited institution. If you meet these requirements, you won’t pay federal income tax.

However, if you spend the money on an expense that doesn’t qualify as a higher education cost (such as your plane ticket to go overseas). Be careful when using your 529 savings unless you’re attending a specific program through an accredited institution.

Personal Loans

Taking out a personal loan involves borrowing money from a bank, online lender, or credit union that you repay in fixed installments. Personal loans are not backed by collateral, which also means they are called unsecured loans. (Secured loans, on the other hand, are backed by collateral, such as a house.) Personal loans often carry higher interest rates than some other types of loans. It may be difficult for someone to get a personal loan without a cosigner if they don’t have a long history of building credit.

It’s a good idea to be careful about taking out a personal loan due to these higher interest rates and having to bring a cosigner on board. That cosigner could end up paying for your loan if you default on the loan and ultimately, it could affect both of your credit scores.

Using Private Student Loans to Finance Gap Year

Private student loans are student loans that come from a bank, credit union, or other private lender. You probably cannot use private student loans to finance your time off from school if you plan to backpack across Europe, but if you do take a few classes as part of a gap year program, you may be able to use private loans to cover your costs. Check with lenders about their requirements before you apply and whether or not a particular program will qualify.
